New! Expanded Market Service Areas on MHVillage

MHVillage recently expanded our standard Market Service Areas for Professionals. This improves how search results are calculated for Retailers, Brokers, Communities and some Home Listings. Basically, these changes effect which searches will include your Dealership or Broker page, and where your business and listings will rank in a particular city.

We’ve made it easy to see exactly what geography your Market Service Area includes.  We’ve also enabled you to upgrade and enlarge your Marketing Service Area even further to match where you do business and to include the markets where you want to advertise and promote your business.

To see your new current Market Service Area and to determine if enlarging it will improve your business results, simply log into your MHVillage account and select “Update Your Account Information” in the “Account Management” section on the right side of the page.

Then click the Blue tab on the right labeled: “Market Area”, and you’ll see a map that looks like this:

(Of course, your map will be centered on your business location.)

The shaded square is your current Market Service Area and where a buyer searching for a Retailer will find your business.  If a particular city is not within the shaded square where you do business, simply enlarge your Market Service Area by selecting one of the Pro+ accounts from the buttons on the right.  Make sure the shaded area covers all the cities you wish to advertise and do business in.   If you don’t see a specific city on the map, just zoom in or drag the map left/right.

You now control where your business is advertised and promoted on MHVillage!

In addition to determining where your retail center is advertised on MHVillage, your Market Service Area affects two other important aspects of your lead generation plan:

  1. Homes (New or Used) that you’ve listed as being “On Dealer Lot” will now display throughout your entire Market Service Area.  Since these homes can be delivered and sited anywhere in your Market Service Area, you can now advertise them throughout that entire market area.
  2. The Ideal Home and FSBO sales leads that are sent free of charge to Pro+ accounts are determined by the chosen Market Service Area.

Please note: Changes to your Market Service Area will take up to a day to appear in all the search results.

Put Your Face on Your Listings

You know how important home photos are, have you thought about a sales person photo?  When you put your contact information on your home listings on MHVillage, there is also a place to upload a sales person photo.  This special photo appears under your contact information on your listing.  So, why would you want to add a photo of yourself to a listing? A photo of the salesperson promotes trust and begins to build relationships.  Your buyers know who they are calling, and who they are going to meet when they go to view the home. 

Not all photos are equal, however.  Here are some Dos and Don’ts that will help you put your best foot forward:

Do use a professional photo of yourself.  This is your chance to make a good first impression, make sure the photo that you are using shows you in the best light.

Don’t use vacation photos, photos where you are wearing sunglasses or photos that are too casual.  Keep your look business-like.  You want to look like an expert in your field.

Do either hire a professional or ask a friend or coworker to help you take the photo.  This isn’t Facebook, you shouldn’t be taking your photo with your iPhone held at arms length.  Get a good quality photo that you can use it on all your marketing materials.

Don’t try to upload business cards or other information instead of a salesperson photo.  The salesperson photo field is not very large and business cards will be small and impossible to read.

Do have the photo taken against a plain, neutral background.  Too much behind you can be distracting.

Don’t use stock photos.  Okay, our example guy here with the question marks is a stock photo, but when it comes to your own listings, use a photo of yourself.  That’s who the home buyers are expecting to meet.

Do make sure to use salesperson photos in offices with several brokers.  The photo will help “brand” the individual sales people within your office.

Don’t forget to smile!

Quick MHVillage Tools for Real Estate Agents

Here’s how to do it:

1. Go to the www.MHVillage.com Sell Your Home page and click the big green Start button. 

2. Log in or create an account.  If you are starting a new account, make sure to select that you are a Real Estate agent.

3. When you get to the first listing page, you will see a box for the MLS number above the address fields.  Just enter it, and the site will walk you through the rest!

Note: If you already have an account on MHVillage and would like to enter your MLS numbers, we just need to know you are a Real Estate Agent.  If you haven’t already, simply go to your account and under Account Management, just click Real Estate agent under Type of Business.  The MLS Number tool will show up for you automatically!  If you need help or have any questions, please email us and let us know.  We are happy to help!
