What is the “Talk To Your Fans Feature” on MHVillage?

This is called the “Talk To Your Fans” feature

As you know, our website offers a number of advertising tools to home sellers, community managers and retailers. We also offer shopping tools for home buyers on the site. Home shoppers can set up alerts and save listings they are interested in to their accounts.

 

So who are your “Fans”?

Home buyers have two different ways to become a fan of a listing, community or retail sales center.

1. While searching MHVillage, they can directly click the “Like” option. That saves the listing, community or retail sales center to their account.

2. They can also create an “Ideal Home Search” alert, which will make them a fan of any listing that matches their criteria, (even homes listed after the alert is created).

Once a customer is a “Fan” certain events will trigger automatic updates:

  • Seller lowers the price
  • Photos are updated
  • Description is updated
  • Open House is added
  • Home is marked as “SOLD”
  • Homes are added to the Community or Sales Center

When any of these happen, MHVillage send them an automatic email letting them know.

You can email your Fans directly through the “Talk To Your Fans” tool!

Want to reach out to people who have expressed interest in homes in your area? Here’s how to do it:

 

Click “Talk to your Fans.” This feature is located on your account page to the right side.

 

 

 

 

 

Select which fans you wish to reach out to. You can choose fans of a particular home, or all your fans all at once.

Here you can send an email directly to your interested buyers. There is space for additional information about the home or any buyer incentives you might be offering.

 

 

 

 

The Talk to your Fans tool is incredibly useful since it gives you the opportunity to reach your consumer base directly. This allows you an added opportunity to connect with them and hopefully sell them their next home!

Marketing to the Retirement-Age Consumer

 

The marketing and advertising world is ever changing, and something we hear quite a bit is that you have to keep on top of the next generation, making sure everything is new, exciting and changing with the time.

While these are important factors, in our industry it’s also important to maintain and customize your advertising to the generations that are looking to retire!

Some key details about your community, your home, or the area your home is located can be ideal for a retirement-age buyer. Here are some items you want to be sure to include:

Is your community an “Age Restricted” community?

Some communities require their home owners to be 55+ in an effort to maintain an environment suitable for this demographic. This is important to add to your community listing and your home listing. It is also helpful to note if your community allows exceptions to this rule.

Does your community allow Pets?

Not only do you want to include in your advertisements if the community allows pets, but it is helpful to detail specific restrictions. Some allow cats but not dogs. Some allow cats and dogs but only certain breeds or dogs of a certain weight. All of these details are incredibly important since no one wants to leave behind their furry family member!

Is the home accessible?

Some homes have modifications added to allow more accessibility for an individual who has a disability. If your home or the community has any specific features that would be helpful or useful for someone in this position be sure and include this in the description.

What is the community like?

We all have our own idea of what our “perfect” retirement environment would be. Is your community on the waterfront with access to fishing, or walks through a wooded path? Or maybe your community is a social one with planned activities and a game room. Either way letting the buyer know what the atmosphere of the community provides can be essential.

What is the area like?

Similar to the including details about the community, accessibility to grocery stores, shopping malls, cultural events and other local attractions are great details to provide your buyer.

While these tips might sound simple to include, they can make the difference in turning that interested shopper into a buyer!

Perfecting Your Home Description

This space is where we invite you to give a detailed description of the home.

Something we see quite a bit on MHVillage is home sellers using the description area to either list additional details (sometimes the same features already selected and listed in the home features section) or enter nothing at all.

We have found that this is simply not as effective as taking the time to give the shopper more information about the home, the community it is within and any other details that might make this home stand out from the crowd.

Here are some examples of actual home descriptions on MHVillage:

Option 1:

    The description has no word limit, yet this seller only included 2 sentences about the home.

Option 2:

 This seller took the time to walk the buyer through the home describing each room!

The difference in these two listings is crystal clear. One of the sellers took the extra steps to really show off what this home has to offer, while the other seems like they tried to list the home as quickly as possible, not really giving much information.

 

It is important to remember, a lot of home buyers are looking at tons of listings and a good number of these buyers are looking at homes in another state. So by giving them more information in your ad, you are setting them up to be interested enough to contact you for a tour, or for even more information. Which is the whole point in advertising in the first place!

 

 

Now, there are plenty of different ways you can use this space from a marketing stand point. You can follow the two examples mentioned in this article or you can write it more in the style of a newspaper article where it’s in paragraph format. Either way you want to be able to give the buyer the experience of walking through the home, noting all of the details that matter to a home owner. We found that the ads where you can tell that the seller took the time to describe the home, keeps buyers interested and eventually gets them to contact the seller.

So, no matter what your style of advertising is, it’s important to share with the buyer why they should consider your home over all of the other options out there. Why not take the time to use this space to your benefit?

Advertise Your Open House on MHVillage

Are you or your community having an Open House? Open Houses can bring a lot of potential buyers through your door, but they do require a fair amount of work. Make sure you are getting the most foot traffic possible by adverting your event on MHVillage.

Here’s how it works:

Open Houses on MHVillage

You can add an Open House to any of your MHVillage listings for just $2 per day.

We’ll display a bright red banner showing the dates of your event. When buyers click on your listing, we show the times, dates and an additional section for your specific details about the event.

Plus, we move your listing to the top of the page in that area and send an email to buyers who have been watching your listing to let them know about your Open House.

To add an Open House to your home listing:

Log into your MHVillage account and go to View/Change/Remove Listings section. Click “Add Open House” on any home. You can select the days and times of the event, and when you would like to start advertising it. Your home will appear at the very top of all searches in your home’s area until your open house is finished. Once the event is finished, there is nothing to do. The extra advertising falls off automatically.

The Power of a “Sales Caption”

Are Your Sales Captions as Effective as They Could Be?

sales-captionMHVillage offers a space for a “Sales Caption” on Pro+ Sales Centers, Showcased Communities, Featured Home Listings and Premium Home Listings.

Each one of the above listing types will allow you to enter a sentence that will show above your listing. This is a space for you to offer something that is eye-catching, inviting and will get the customer to click on your add from the search result.

Often, I come across some Showcase Communities or Pro+ Sales Centers in an area that simply are not entering a Sales Caption at all. Then there are the Featured and Premium Listings sellers who enter a caption, but it’s not as effective as it could be.

Actual Sales Caption on MHVillage:

So, while “Best Value”, “Great Community” or “Beautiful New Home” as a sales caption sounds okay, it’s not really all that inviting or unique. Plus, you would be surprised how many times I have looked at a search result on our site and seen basically the same simple caption on all of the listings in an area.

Also: If you have one of the more expensive homes in the area, a sales caption can help you explain why. I mean, if your home is priced significantly higher than others in the area, there is probably good reason. However, browsers might skip the most expensive home – unless there is a caption line explaining why the home is more whether, it be on land, newly renovated, fully furnished or the like.

So how do you ensure you are getting the most out of your captions?

Here are a few tips:

  1. Research: You want your listings to stand out above the rest in your area. So, do a few searches on MHVillage in your area and make sure you aren’t using the same language another seller is using for their home.
  2. Unique Details: Try to find something unique about your ad that you can highlight in the caption. Here are some examples:
    • For a home, something like: “Fully furnished, renovated home, with open floor plan”
    • For a community: “Retirement Community with brand new waterfront homes available”
    • For your Company: “Family owned company, with previously owned homes and new homes in stock!”
  3. Current and Updated: One of the benefits of online advertising is you can update your information at any time. So if you have a sale or an incentive highlighted within the sales caption on a listing, be sure and keep that information updated and current.

This feature really can make the difference for your traffic on our site. It can be the detail that turns a shopper into a buyer!

“Location. Location. Location.” – Details Make the Difference!

We all know the age old saying “Location. Location. Location.” Are you promoting all the location benefits of your Homes or Community in your ads?

Know Your Location Benefits

“Promote your location benefits” means telling potential buyers or residents all about your area. Keep in mind, a large percentage of the buyers on MHVillage are from out of state, so they may not be as familiar with your area. Of course you want people to know about home features and community amenities, but don’t forget to include information about the local area too!

For instance, if your community is in a great school system, that can appeal to families. If your community or home is located near a popular urban city or a shopping center, or even popular restaurants and bars, those can be valuable features to a home buyer who wants to be social and on the scene. Access to bus lines can also be important

 

And don’t forget about those retirees looking for a nice quite place to call home!  

 


If your community or home has access to a beautiful body of water, or is a short distance from a relaxing park or hiking trail, you’ll want to be sure and include that information too. Even if you aren’t an “age qualified” community – you just might have the perfect home for a home buyer looking to retire. All of these details give the buyer a better idea of what their day to day would look like, which might be the little extra nudge they need to give you a call!

 

How to Advertise Your Location Benefits

MHVillage has Description sections for both home listings and communities. (Sales centers too, but that’s for another article all together!) This is the perfect place to tell people the wonderful features of your area. There is no word limit and home buyers on the site really do read them. The more information you provide, the easier it is for a buyer to sell themselves right from your online ad!

Check Your Statistics on MHVillage at Any Time

Monitoring your leads and other vital information is the perfect way to ensure you are advertising your home, company or community at the level that will provide the most exposure to our consumers.

Within your account we offer a few different ways for you to see how your ads are performing on our site.

If you are a professional, you can log into your account and from your account page, select the “Account Statistics” option to see the overview of all of your stats, and then break them down by advertisement type (Listings, Sales Center, Community).

 

Both professionals and individuals can see the statistics for a specific home in their account by choosing the “Edit Listing” or the “View/Change Listing” option from the account page, then to the right of the home of interest click the “Statistics” option.

When looking at the graph it’s important to note the Views and the Searches.

The view count will tell you how many page views your ad received and the search count will tell you how many searches your ad appeared in. By reviewing both you can get a feel for how many consumers in your area are searching, and then how many of them chose your ad.

It’s also important to note that when we count your page views we do not count when you are looking at your ads and we also only count each customer one time per day.
