Adding a Profile Picture to Your Listings

According to LinkedIn your LinkedIn profile is 14x more likely to be viewed simply by adding a profile photo. Did you know you can also add a profile photo to your MHVillage listings?

Missed Marketing Opportunity – Caption Your Photos

Did you know that there is a simple way to make every one of your home photos more enticing… and it has nothing to do with a camera? It’s simple, requires no additional technology and it’s free. It’s a tool in your MHVillage account, and you’re probably not using it. I’m talking about:

What is a photo caption? It’s phrase or short sentence that you can add to your MHVillage listings to describe each and every photo. Sadly, it is also a Missed Marketing Opportunity. Captions are easy to add and can quickly point out things that buyers might otherwise miss. Though a photo might be worth a thousand words, a good caption highlights the best parts!

Every time you add a photo to your home listings or to your community on MHVillage there is a field for adding a caption. Far too often I see these fields left blank, or when they are filled in, they are labeled with something that is obvious from the photo. Not having a good caption won’t hurt your listing, but adding just a few words can really help your listing. And remember what I always say – better listings, better leads!

Want to make your photos shine? Instead of labeling an exterior photo “Front of house” how about: “Great school district,” “Big corner lot,” or “New roof”? Use the caption line to give the buyer more information, and more reasons to call. Here’s some ways to use your photo captions:

  • Talk about features that might not be obvious from the photo, i.e. “Recently painted walls”
  • Paint a story for your buyer. On a photo of a patio, for example, “Perfect spot for a grill!”
  • Highlight current promotions, “Includes flat screen tv”
  • Add a call to action, “This will sell fast!”
  • Add appeal to the home “Open floor plan”, “Cozy home”, “Move right in!”
  • And don’t forget… you can put captions on your community photos too!

More and more, people are using their smart phones to shop for homes. What are they doing on their phones? Well, according to Google and Compete.com they:

  • Read general home information (51%)
  • Get directions to visit a home (48%)
  • Compare prices (44%)
  • Compare features (35%)
  • Search a listing company’s inventory (35%)
  • Call a listing company (28%)
  • Locate a listing agent (21%)
  • Read reviews (21%)
  • Research mortgage financing (20%)
  • Contact a listing agent, other than by calling (18%)
  • Watch an online video about a home (16%)
  • Other (3%)

I’ve written about this before, but home descriptions matter. Let me give you two examples of homes that are on the site right now.

House One:

This beautiful home has over $60,000 in upgrades. tile floors throughout, tile counters, additional tiled & lighting above & below plant shelves in living room, bedroom & bath. Every room has fans & are wired for phones & Internet except baths, dining room & kitchen. This house is handicap friendly with raised toilets, vanities and an entrance ramp. A hobby room off the master with 7 cabinets & 3 banks of drawers.  5 cabinets in the Laundry room with tile counters. The master bedroom has a huge walk in closet and the master shower is tiled to the ceiling. The spacious kitchen is a cooks kitchen!!  Built for entertaining!!  Extended counter, massive amount of cabinets with all tile counters (great for a buffet), access to corner cabinets with double entry and new faucet.  There is a water softener & RO system. The garage is 34ft with 14 ceiling to floor cabinets and workbench. Extra outlets in the garage, house & good sized extra room. An extra area for the BBQ has been poured and front steps have been added. It has sun screens all around and also has a mountain view.

Both of these homes are in the same manufactured home community, but one of them gives the home shopper more of what they are looking for. Not only does the description in House Two give more information about the property, it also tells a great story. House Two is a home – it’s a place to cook up a great buffet dinner with the extended family or spend nice evenings grilling outdoors. These are the things that sell people on a home.

Get Directions to Visit a Home

On MHVillage, we make it easy for buyers to find your homes. Our website is designed for location-based searches. In fact, did you know that on the MHVillage mobile app, we have a button that buyers can click to “View Nearby Homes”? It uses their current location and pulls in all the surrounding homes, so if a home buyer is out driving around looking at neighborhoods, they can instantly see what is available in their area.

Compare Prices

It is probably not a big surprise that home owners compare prices. The best way to handle price comparisons is not to change the price of the home, the best way is to offer a better home. This is where creating good, solid home listings pay off – photos, descriptions, and caption lines, these can help you show buyers why your home is the best deal in the neighborhood. Call a Listing Company and Locate an Agent

Here’s another reason to make sure that your company’s information is up-to-date. The best place to do that on MHVillage is on your Sales Center page. (Read about your Sales Center here.) If you are a Real Estate agent and help people sell their homes, be sure and add that information to your Company description! We get calls everyday from homeowners looking for a professional who can them sell their home.

Watch an Online Video About a Home

More and more people are expecting video tours. They are easy to do, you can upload them to YouTube and your own website. MHVillage offers a special link on Premium homes and Showcased communities so you can upload your video links on our site as well.

Putting It All Together

So, what does this tell you? That today’s shoppers aren’t predictable. Some shop with desktop computers, some on their phones. (Some will use both.) Some while shop while at home, some while at work, and some while eating dinner in a restaurant. There are buyers who will want to call you, others will prefer email. Your best bet? Are You Ready for Vacation Home Shoppers?

As the weather starts to get colder in the Norther climates, people start thinking about vacation properties. If you are located in a warm weather state, did you know that: 56% of vacation home buyers start their home search online and 93% of vacation home shoppers use the internet during their home search?*

In other words, well over half of the people who start thinking about vacation properties start their search by looking online, and almost all of them use the internet at sometime during their search! That’s why if you have manufactured homes in communities frequented by out-of-state (or out of country) vacationers, you need to have all your home listings online. Not only that, but you need to make sure that all your community data is up to date and looking it’s best.

Here are five quick tips to draw the attention of Vacation Shoppers:

  • Make sure all your inventory is online. Vacationers will have to travel to purchase a home, and they are going to be more likely to go to places where they can see as many options as possible in a single trip. Having more homes available makes you more attractive than your competitors.
  • Of course vacationers want different from things than year round residents. Make sure your community and your homes on MHVillage list rental and site leasing specials, promotions, special events, and other opportunities.
  • Have vacant sites in your community? Turn that into a selling point! Now is the time to include in your community description that buyers can purchase the perfect home and have it placed in the community of their dreams – yours!
  • Do a quick survey of your photos on MHVillage. If possible, get photos with blue skies and sunshine – something the Northern climates are starting to lack. Include photos of shuffleboard courts, pools, tennis courts, golf courses and anything else that would draw in people looking to relax and have a good time. Photos of landscaping showing flowers and palm trees are also winners.
  • Take a look at your Caption lines, do they have a call to action for vacation home buyers? There is a great article on how to write captions lines on this newsletter (Missed Marketing Opportunities – Caption Lines) take a look at that, and then craft Captions that draw folks from out-of-state. (Hint: Heated Pool, Resident Activities, and Beautiful Ocean Breezes)

Easy Steps to Powerful Home Listings that Sell – Captions and Thumbnails

This series of articles highlights easy tips and techniques for increasing both the number, and the effectiveness, of your leads. The following is a prime example of a simple tool that will help your listings to attract more home buyers:

Easy Steps to Powerful Home Listings that Sell

Did you know certain manufactured home listings on MHVillage are far more likely to be looked at by buyers than others?  We recently discovered that there are some listings that always catch buyers’ eyes – even compared to similarly priced, nearby homes.

These high-performing power listings weren’t always the first ones in the list, or the cheapest, or even the fanciest homes.  However, they do have three special listing details all in common – and here’s the best part – these details can be added to any home listing – regardless of the home!  In this three part series we are going to discuss each of these details, why they matter, and how they can triple your listing’s visitors.

Part 1 – The Compelling Thumbnail

On MHVillage the Thumbnail Photo is the first impression buyers get of your home.  When someone does a search on www.mhvillage.com, they’ll get a list of manufactured homes for sale and rent in their area.  The thumbnail is the only photo they see in that search.  Here’s an example:

Why Does the Thumbnail Photo Matter?

For buyers searching through a long list of homes for sale, the Thumbnail Photo is their first real impression of the home – and we all know how important first impressions are!  A great thumbnail will get those buyers to click on the listing to learn more and see all the other photos of the home.

Our research shows that top performing home listing will have ALL of the following in their Thumbnail Photo:

  • Frontal view of the home taken slightly from one side. The front of your home is the most important, however, most homes look flattened out if taken directly from the front.  A shot slightly to one side will be more flattering.
  • The home must fill the frame. Try to add too much landscaping and the home will turn into a tiny dot in the middle of a green square. Save the great landscaping or home settings for other photos.  Your first photo should feature the home only.
  • Remove all clutter. The home must present simple, solid shapes. Remove all trash cans, toys, cars, etc, and take the photo from an angle that is the least “busy.”
  • Bright sunlight on the front of the home.This is one of the easiest ideas to understand but one of the hardest to do in practice. Why? Because you might have to make two or three trips at a specific time of day before you will get the best lighting for your home, but only full sun will create the darks, lights, and rich colors that remain crisp when a photo is shrunk down to thumbnail size.

The Thumbnail Photo in our example follows ALL the rules listed above. We can clearly see the garage, green grass, paved driveway, covered porch, and roof line. Everything about this thumbnail invites buyers to “click through” and learn more.

Creating/Editing Your Own Thumbnail Photos on MHVillage:

The Thumbnail Photo is automatically created by MHVillage from your first photo. You can always choose which of your photos you want to be the Thumbnail by changing (or adding) the top photo.  Here’s how:

  1. Log into your MHVillage account with your email address and password.
  2. On the left side of your account screen, click “View/Change/Remove Listings”
  3. Scroll down to your listing of interest. On the right side of that listing click “Edit Photos”
  4. Your thumbnail is the top photo on the left of the page.
  5. You can change that photo by dragging one of the lower photos to the top position.  Or you can also upload a new one by clicking the big “Add Photos” button.

Note: only Featured and Premium listings have Thumbnail Photos. If you have a Basic listing, consider upgrading to one of the other listing types to create a Thumbnail.

  1. Log into your MHVillage account with your email address and password.
  2. On the left side of your logged in screen, click “View/Change/Remove Listings”
  3. Scroll down to your listing of interest. On the right side of that listing click “Enhance Listing”
  4. Near the top of the page select either “Featured Package” or “Premium Package”
  5. Your Thumbnail will automatically be created for you!

Eight Missed Marketing Opportunities – Your Sales Center on MHVillage

Over the next few months I’m going to be running a “Missed Marketing Opportunities” series here on our blog. In this series I will highlight many of the powerful sales tools we offer at MHVillage. Because Manufactured Housing Professionals are busy, and MHVillage has so much to offer, some of these tools get missed – resulting in missed marketing opportunities. While some of the tools I will be writing about have additional costs, others will be free and already included in your account. In all cases, they are simple and easy to use and can make a big difference in your internet marketing.

Your Sales Center Page

What is a Sales Center page? It’s a webpage within MHVillage that works like your own personal website. It contains your homes (and only your homes) as well as a description of your company and contact information. If you are a community operator it also contains a link to your communities. It can be searched by buyers looking for retailers in their area. Monthly Pro accounts on MHVillage are $29.95, Pro+ accounts are $49.95. Both accounts come with a Sales Center page, although some of the advanced features are only available with a Pro+ account.

Let’s take a look at how the sales center page looks like within your account:

1.) Your Own URL Website Address

Did you know you can create your own website address within MHVillage? From in your account, just click just click the little yellow pencils to make changes to any of the information. In this case, Sample Homes Co. created a website link with their company name. Now they can tell their customers shopping MHVillage to just go to samplehomesco.mhvillage.com and their buyers will see all of Sample Home’s inventory and only their inventory. If you don’t have a company website, this is a great way to jump-start your internet marketing. If you do have a company website, Pro+ accounts can add a link to it, driving MHVillage traffic to their site. (See #5, below)

2.) Logos

Add Your Logo

Click the Add Your Logo to upload your graphics or photos. This is available to Pro+ users, Pro users can upgrade to access this feature.

Most Professionals have invested a lot of time and money in creating their brand and their logo. They’re important parts of their marketing strategy. Pro+ accounts can customize their sales center by adding up to two logos or photos. My suggestion is to make the most of these two spots! The top logo is perfect for a long banner. If you already have a website, the banner from your own site looks great here. Otherwise, a simple graphic with your company name in your colors can look professional and clean. The side logo is the best spot for block style logos or photos. I’ve also seen Professionals use spot for a photo of the entrance to the community or of their sales center.

3.) Company Information

Buyers need to know how to contact you. I am amazed at how many people don’t fill in their hours or driving directions for walk in traffic. Your phone number and mailing address also go here. Again, clicking the small yellow pencils allows you to update and change any of the information.

4.) Facebook Link

Does your company have a Facebook page? Here is a way to get more traffic to it! Pro+ accounts can send interested buyers directly to their company’s Facebook page.

5.) Website Link

Pro+ users can also add a link directly to their own company website. MHVillage has 46,000 shoppers a day on the site – send some of that traffic to your site using this link!

6.) Company Description

Here’s where you can really sell your company. What makes your company unique? Are you a family run company that has been in business for years? Do you offer financing or have Spanish-speaking sales people? Do you have a reputation for great customer service? Here’s where you can add all that information. Both Pro and Pro+ accounts can add descriptions of their companies in this spot. We also offer bold, italics and spell-check to make sure you look your best!

7.) Search Results Caption

Pro+ users – make sure you add a Caption line! Caption lines show on the search results and pull buyers to click on your company. Let’s take a look at an actual Pro+ account on MHVillage. Here is the top result in search for Retailers in Las Vegas, NV:

See how Tropicana Palms has uploaded a great photo and is using the caption line to draw buyers in? This is a great example of making the company very enticing to home buyers.

Attention Community Managers and Owners – Here is Something You Should Know!

So, I have written before about the sheer numbers of people visiting MHVillage. Community managers – did you know that one of the first things they look at is your community?

Where do all these buyers come from?

Let’s start with a common question. “How do buyers find MHVillage?” The answer is simple: they find us the same way you find something online: by using Google or other search engines. Of course, some come from word of mouth, direct advertising and other methods, but the majority find us simply by looking. We work hard to insure that MHVillage is among the top results of common searches in order to bring home buyers to our site to see your homes and communities.

People do different kinds of searches. Sometimes they are looking for homes for sale or rent in their city, state or zip code, but many times they are looking specifically for your community – and they come to MHVillage to find it. Although we hear every day about people who are relocating and using MHVillage to search for manufactured homes in other cities, most buyers are looking for homes that are fairly near to where they currently live. They probably already know something about the nearby communities and have a rough idea of where they might like to live. They are using our site to get more information and see what homes are available.

If they want to know about my community, why don’t they just stop into the office and ask me?

Think about the last time you bought a car. When you were thinking about buying, did you ever drive through a car dealership on Sunday when you knew it was closed? Did you ever research car models online and read the reviews? Shopping online is somewhat similar. Obviously MHVillage doesn’t have reviews, but we do offer buyers a ton of information that they want to know – some of which is essential, like pet policy information. Shopping online gives buyers a starting place… from the comfort of their own home.

Absolutely! Buyers shop online in a lot of different ways. That is why you should know exactly what they are seeing. Here’s a couple of tests – pretend you are a buyer. Do some searches on Google and look for your own community. Then take a look at the top sites that come up. Chances are, MHVillage is going to be one of those sites. Check all the sites – are they showing your community to its advantage?

I don’t like the way my community looks on MHVillage, can I change it?

Of course! In fact, here is a list of things you should fix right away:

  • Make sure the address is correct. Some communities have different mailing addresses from their physical location. Remember, you want buyers to find you – so make it easy on them.
  • Is your community Age Restricted? This is one of those essential pieces of information every community should have filled out on MHVillage.
  • Update how many vacant sites you have. This tells potential residents if you have spaces available for new homes.
  • Pet policy – if someone has a 200lb mastiff, is that okay? What if they have 5 cats? Let buyers know from the start if they are likely to be approved.
  • Update your community photos. Remember, the photos they see online leave an impression. You can add two photos of your community to MHVillage for free.
  • Add your email address. Having great information online is no good if they don’t have any way to contact you. MHVillage has an easy form buyers can use – but we need your email address on file to send them to you.

There is no cost to update any of these – and they can make a huge difference in how your community looks to online buyers.

If you are really looking to attract potential residents, we also offer “Showcasing.” A Showcased community will let you do all of the following:

  • Advertise your community’s features like planned social activities, fitness centers, shuffleboard courts and more.
  • Write a custom description of your community and all the nearby area has to offer.
  • Describe site leasing, financing or other promotional programs you offer.
  • Add a link to a virtual tour of your community.
  • Upload a brochure that buyers can download from MHVillage.
  • Add your phone number, so buyers can call you directly.
  • Upload as many photos of your community as you like – it is unlimited.
  • Add a link to your community’s website. We’ll send potential residents right to your site.

One other quick thing to note – to view basic communities on MHVillage, buyers need create an account and log in. With Showcased communities, they can see your information right away – with or without an account. (Cost to Showcase starts at $16.00 per month.)

Does all this really matter?

Numbers speak louder than words, so I will leave you with this. One of our top performing Florida communities was viewed on MHVillage.com 39,768 times in January alone – and received 520 leads from MHVillage. That is over 16 leads a day!

Yes, it matters.

NEW! Better Branding for Your Company on MHVillage

Branding

Now you can opt to Brand your listings. When you select this option, you can remove all the Google ads from your home listing page and personalize it with your photo, company logo, marketing information, and links to your other listings. Here’s the best part – there is no additional work for you!  We automatically replace the Google ads with information you have already loaded.

Your Photo

Real Estate agents have said it for years, you aren’t just selling the home, you are also selling yourself. Referrals can be the lifeblood of our business, and one way to generate recognition and trust is to add your photo to your listings. This feature is already available to you, as a Professional, on every listing. You can upload a sales person photo at the same place you enter your contact information on a listing.

When you Brand your listing, the sales person photo is at the top, prominently displayed.

Your Logo and Company Information

Your company information is taken from your Company Profile. If you have a Pro+ account and have uploaded a logo and website link, those will be added to the left side of every Branded listing.

Other Homes

This, of course, is simply a snapshot of other homes you have listed on MHVillage. The Other Homes section will randomly select up to four other homes you have listed and will add them, with their photos, to your listing.

How to Brand Your Homes

You can select which homes you would like to Brand – choose a few from your portfolio, or Brand them all. To add the Branding option, just log into your account, go to your list of homes, and select the Enhance Listing link.  Branding is just $2.00 a month.

Calling All Community Owners and Managers
