Let’s start with your Sales Center Page!

Your Sales Center page on MHVillage is a place to include all relevant information about your company. This page offers details such as location, hours, contact options, and an “About Us” section. Customers will see this page first when they search for Retailers/Dealers on our site.

It is incredibly important to keep your Sales Center page updated. In effect, this page represents your company brand, and tells potential customers the value of your professionalism. For customers looking to make a purchase, your entire inventory is in one convenient spot. Your first impression may be your last: make it a good one!

If you haven’t tried our Pro+ upgrade yet, give it a try. Customers enjoy incredibly high traffic year round, but especially so in the first couple months. This upgrade does not lock you in: you can apply and remove this enhancement at any time.

With the Pro+ upgrade your Sales Center page gains a spot for your own company website, a banner logo and a square logo with a bolder and higher appearance in Retailer/Dealer searches.

 

 

All you need to do to update or upgrade your Sales Center Page is log in to your account, and select the “Edit Sales Center” option. From there immediately edit any necessary fields. You can even upgrade to the Pro+ on this page by adding your logos, and/or website!

Quick! Web Traffic is Set To Climb, Don’t Miss It!

Did you know the most magical time of the year is almost here? No, I am not talking about the holidays – I am talking about the Two Weeks of Web Traffic! You don’t know about the Two Weeks of Web Traffic? Gather ’round, and let me fill you in –

The Two Weeks of Web Traffic

Each year we see a particular trend in website traffic. Starting the day after Christmas, web traffic on MHVillage starts to ramp up. Over the next two weeks, the traffic on the website will increase to over and above the highest traffic day in the previous summer.

Let’s break that down a little – “Web traffic” is simply a term for people using, shopping and browsing MHVillage. So, take the busiest day last summer, when web traffic was at its peak, (we were hitting over 50,000 people per day in July and August,) and starting Dec. 26th we’ll see the daily traffic ramp up to over and above that number during those two weeks following Christmas.

Notice that I keep using the word “ramp.” That’s not by accident. This isn’t a traffic spike, it doesn’t shoot up and then shoot back down. It literally begins to ramp up and set the baseline for the rest of the year. Nor is this a one time thing, this has happened every single year since we started MHVillage in 2004. In fact, each November our tech department does a review of our servers and technical systems, just to make sure that we are ready for the massive increase in traffic!

What’s Going On? Who Are All These Home Buyers on MHVillage?

In the manufactured home industry, much like in the Real Estate industry, we tend to think of spring as the time to buy. That may be true, but what that doesn’t take into account is the buying cycle. People don’t decide to buy a home one day and pick one out the next. Typically there is a several month lead time between deciding that it’s time to move and actually making an offer on a home. During those months they are researching properties, and the number one place they look? Online.

Every single day events happen cause people to reconsider where they live: children move out, parents move in, divorce, death, marriage and separation. People get new jobs and raises, and others get laid off. They have to relocate, decide to go to a warmer climate or simply become tired of their neighbors. Even on Christmas Day there are people standing in their living rooms thinking, “I’m not spending another Christmas in this house!” All sorts of things happen, but the holidays act as a bottleneck. Starting in the fall and through Christmas Day, web traffic is a bit sluggish. It doesn’t disappear entirely, (In November we were still averaging 30-40,000 people each day – there were even thousands of people shopping on Thanksgiving!) but it slows down. Once the holidays are over, literally starting on December 26th, people resume their home searches.

How Does This Increase in Traffic Effect You?

To use a surfing analogy, the best time to catch a wave is at the beginning. While it is tempting to sit back and relax through the next week, that’s the last thing you want to do. Now is the time review all of your online marketing. Do an audit of your MHVillage advertising: Are your listings up to date? Have you added a link to your website from MHVillage? Are phone numbers and email addresses correct?

In the next week, here are 5 things you should do on MHVillage:

    1. Make sure your entire inventory is online. I suggest this one a lot, but it is for a simple reason: more home listings = more leads. Remember, Basic listings are free, so it doesn’t cost you anything to get all your homes up and online. (Learn more here.)
    2. Make your Sales Center page Pro+. This one will cost you a little extra if you don’t already have a Pro+ account, (Pro+ accounts are $20 more a month than our standard Pro account.) Once you’ve upgraded your account, add a link to your website. This will not only allow the MHVillage buyers to click over to your site, it will also help in how your company website shows in Google searches. (Learn more here.)
    3. If you have a Community, make it a Showcase. Again, this will cost a bit, (Showcasing starts at $16.) but you want to look your best to all the buyers. Also, home shoppers do not need to log in to view Showcased communities, so that means more people are going to see your information. (Learn more here.)
    4. Review your own website. Once you’ve put links to your site from MHVillage on your listings, Sales Center page and Community, click over and look at your website as a buyer would. Is your website up to date? Is the contact information easy to find? Is there an online form for them to get more information?

Smart Phone Shoppers – And Why it Matters to You

More and more, people are using their smart phones to shop for homes. What are they doing on their phones? Well, according to Google and Compete.com they:

  • Read general home information (51%)
  • Get directions to visit a home (48%)
  • Compare prices (44%)
  • Compare features (35%)
  • Search a listing company’s inventory (35%)
  • Call a listing company (28%)
  • Locate a listing agent (21%)
  • Read reviews (21%)
  • Research mortgage financing (20%)
  • Contact a listing agent, other than by calling (18%)
  • Watch an online video about a home (16%)
  • Other (3%)

MHVillage has a mobile app designed for buyers shopping for homes. Approximately 7,000 people a day look for manufactured housing using our mobile site. I’ve written about this before, but home descriptions matter. Let me give you two examples of homes that are on the site right now.

House One:

Every room has fans & are wired for phones & Internet except baths, dining room & kitchen. This house is handicap friendly with raised toilets, vanities and an entrance ramp. A hobby room off the master with 7 cabinets & 3 banks of drawers.  5 cabinets in the Laundry room with tile counters. The master bedroom has a huge walk in closet and the master shower is tiled to the ceiling. The spacious kitchen is a cooks kitchen!!  Built for entertaining!!  Extended counter, massive amount of cabinets with all tile counters (great for a buffet), access to corner cabinets with double entry and new faucet.  There is a water softener & RO system. The garage is 34ft with 14 ceiling to floor cabinets and workbench. Extra outlets in the garage, house & good sized extra room. An extra area for the BBQ has been poured and front steps have been added. It has sun screens all around and also has a mountain view.

Both of these homes are in the same manufactured home community, but one of them gives the home shopper more of what they are looking for. Not only does the description in House Two give more information about the property, it also tells a great story. House Two is a home – it’s a place to cook up a great buffet dinner with the extended family or spend nice evenings grilling outdoors. These are the things that sell people on a home.

Get Directions to Visit a Home

On MHVillage, we make it easy for buyers to find your homes. Our website is designed for location-based searches. In fact, did you know that on the MHVillage mobile app, we have a button that buyers can click to “View Nearby Homes”? It uses their current location and pulls in all the surrounding homes, so if a home buyer is out driving around looking at neighborhoods, they can instantly see what is available in their area.

It is probably not a big surprise that home owners compare prices. The best way to handle price comparisons is not to change the price of the home, the best way is to offer a better home. Call a Listing Company and Locate an Agent

Here’s another reason to make sure that your company’s information is up-to-date. The best place to do that on MHVillage is on your Sales Center page. (Read about your Sales Center here.) If you are a Real Estate agent and help people sell their homes, be sure and add that information to your Company description! We get calls everyday from homeowners looking for a professional who can them sell their home.

Watch an Online Video About a Home

More and more people are expecting video tours. They are easy to do, you can upload them to YouTube and your own website. MHVillage offers a special link on Premium homes and Showcased communities so you can upload your video links on our site as well.

Putting It All Together

So, what does this tell you? That today’s shoppers aren’t predictable. Some shop with desktop computers, some on their phones. (Some will use both.) Some while shop while at home, some while at work, and some while eating dinner in a restaurant. There are buyers who will want to call you, others will prefer email. Your best bet? Missed Marketing Opportunity – Link to Your Web Site!

Find a home on computerDoes your company have its own website? Are you linking to that website from MHVillage? If not, you are missing a great marketing opportunity – and a powerful tool for your own website.

What makes a link so powerful? We are talking about sending a steam of people who are currently planning on buying a manufactured home directly to your site. Not only that, but adding a link will significantly help buyers using Google and other search engines to find your site. This is a very effective piece of advertising!

As you have seen from our own sales statistics and sales results, the number of manufactured home shoppers is growing. I mentioned last month we had record-breaking days in July – hitting over 50,000 individuals on MHVillage per day! So, we know people are shopping for homes… but are they finding you? We offer a number of opportunities on MHVillage for adding a link to your site – and to bring our traffic straight to you.

Home Listings

Every home you sell can have a link to your website. Our Premium level ($8 per home/per month) has a field where you can add that link.  Premium listings also come with a number of additional features like unlimited photos and the ability to link to a virtual tour, and get four times the views of Basic listings.

Seller Tip: Instead of just adding a link to your homepage, consider linking to a page within your site that motivates a seller to action. Consider a pre-application page or a page to set up an appointment to view your homes or community. Or take an idea from the Real Estate world and encourage buyers to sign up for a regularly emailed list of your new home listings.

Community

Do you manage or own a community? You can also put a link on your Showcased community. Showcase community pricing varies by location starting at $16.00 a month. Like Premium listings, the Showcase feature comes with a lot more benefits – unlimited home photos, better search placement, and more fields for information. There is, however, one other big advantage to a link on your Community page: it is “permanent.” Now, that doesn’t mean you can’t change it – like everything on MHVillage, you can upgrade or downgrade at will and edit your link address at any time – however, one of the big reasons to put your link on MHVillage is something we haven’t even talked about yet: SEO.

What is SEO?

SEO Internet businessAccording to Wikipedia: Search engine optimization (SEO) is the process of improving the visibility of a website or a web page in a search engine’s “natural” or un-paid (“organic”) search results. In general, the earlier (or higher ranked on the search results page), and more frequently a site appears in the search results list, the more visitors it will receive from the search engine’s users. Basically, SEO is the process of trying to get your website higher when people browse the web using Google, Bing, Yahoo or other search engines. There is a lot to SEO, more than we have time for in this article, but one of the techniques for improving where your site appears is having links from other companies to yours. If you want, think of it like balloons. The more balloons you link together, the higher a they can go. However, you don’t always need a lot of little balloons – sometimes all you need is one big one. That’s where MHVillage comes in.

Search engines are smart, though. If all it took was putting a link on a company website to a large site, everyone would just put links to Amazon, Yahoo or Facebook on their websites and be done with it. Instead, what search engines want to see is links from big sites going to yours. If you could somehow convince the New York Times to run a story about you on their website, you can bet that search engines would pick up on it. What search engines like to see is similar sites, with common factors, providing relevant content to their users. Remember, search engines have a goal – get the user to what they want. So, they try to find ways to organize all the data out there. If you are selling manufactured homes, how do you think it looks to them if there is a link on MHVillage (the nation’s largest site for our industry) to your site? MHVillage becomes the big balloon that lifts you off the ground and up towards the top.

Home listing links are great way to attract buyers, but links on your community page are also great for SEO. Homes on MHVillage sell all the time and are removed. Community links have plenty of time to show search engines that you have permanence. Of course, a community link isn’t the only place you make this happen. There is one more:

Sales Center

Not too long ago I wrote an article, Eight Missed Marketing Opportunities – Your Sales Center on MHVillage, that highlighted the Sales Center page on MHVillage and how you can use it to attract home buyers. The Pro+ account, like a Showcased community, lets you add a long-standing link from MHVillage to your site. (Pro+ accounts also let you add your company logo to MHVillage and will help you appear higher in retailer searches.) This is another great place to add a link to your web site. It is easy to do and attracts home buyers, while helping with your SEO. Just log into your account and click the Edit Sales Center Information link.

In conclusion:

You’ve spent a lot of time, effort and money on your web site. Now you need to take the next steps to make sure you are getting enough traffic to it. Eight Missed Marketing Opportunities – Your Sales Center on MHVillage

Over the next few months I’m going to be running a “Missed Marketing Opportunities” series here on our blog. In this series I will highlight many of the powerful sales tools we offer at MHVillage. Because Manufactured Housing Professionals are busy, and MHVillage has so much to offer, some of these tools get missed – resulting in missed marketing opportunities. While some of the tools I will be writing about have additional costs, others will be free and already included in your account. In all cases, they are simple and easy to use and can make a big difference in your internet marketing.

Your Sales Center Page

What is a Sales Center page? It’s a webpage within MHVillage that works like your own personal website. It contains your homes (and only your homes) as well as a description of your company and contact information. If you are a community operator it also contains a link to your communities. It can be searched by buyers looking for retailers in their area. Monthly Pro accounts on MHVillage are $29.95, Pro+ accounts are $49.95. Both accounts come with a Sales Center page, although some of the advanced features are only available with a Pro+ account.

Let’s take a look at how the sales center page looks like within your account:

1.) Your Own URL Website Address

Did you know you can create your own website address within MHVillage? From in your account, just click just click the little yellow pencils to make changes to any of the information. In this case, Sample Homes Co. created a website link with their company name. Now they can tell their customers shopping MHVillage to just go to samplehomesco.mhvillage.com and their buyers will see all of Sample Home’s inventory and only their inventory. If you don’t have a company website, this is a great way to jump-start your internet marketing. If you do have a company website, Pro+ accounts can add a link to it, driving MHVillage traffic to their site. (See #5, below)

2.) Logos

Add Your Logo

Click the Add Your Logo to upload your graphics or photos. This is available to Pro+ users, Pro users can upgrade to access this feature.

Most Professionals have invested a lot of time and money in creating their brand and their logo. They’re important parts of their marketing strategy. Pro+ accounts can customize their sales center by adding up to two logos or photos. My suggestion is to make the most of these two spots! The top logo is perfect for a long banner. If you already have a website, the banner from your own site looks great here. Otherwise, a simple graphic with your company name in your colors can look professional and clean. The side logo is the best spot for block style logos or photos. I’ve also seen Professionals use spot for a photo of the entrance to the community or of their sales center.

3.) Company Information

Buyers need to know how to contact you. I am amazed at how many people don’t fill in their hours or driving directions for walk in traffic. Your phone number and mailing address also go here. Again, clicking the small yellow pencils allows you to update and change any of the information.

4.) Facebook Link

Does your company have a Facebook page? Here is a way to get more traffic to it! Pro+ accounts can send interested buyers directly to their company’s Facebook page.

5.) Website Link

Pro+ users can also add a link directly to their own company website. MHVillage has 46,000 shoppers a day on the site – send some of that traffic to your site using this link!

6.) Company Description

Here’s where you can really sell your company. What makes your company unique? Are you a family run company that has been in business for years? Do you offer financing or have Spanish-speaking sales people? Do you have a reputation for great customer service? Here’s where you can add all that information. Both Pro and Pro+ accounts can add descriptions of their companies in this spot. We also offer bold, italics and spell-check to make sure you look your best!

7.) Search Results Caption

Pro+ users – make sure you add a Caption line! Caption lines show on the search results and pull buyers to click on your company. Let’s take a look at an actual Pro+ account on MHVillage. Here is the top result in search for Retailers in Las Vegas, NV:

See how Tropicana Palms has uploaded a great photo and is using the caption line to draw buyers in? This is a great example of making the company very enticing to home buyers.

With tens of thousands of manufactured homes for sale on MHVillage, we are constantly looking for ways to help buyers quickly and easily find the perfect home.  This tab has proven popular from day one.  Buyers love it because it helps them find exactly what they are looking for.

How does this new feature improve your qualified sales lead generation?

Homes on Dealer Lots Have an Expanded Search Area.

Naturally, sited homes already have a specific address, however, manufactured homes on a dealer lot can be delivered to anywhere within a great distance. The new On Dealer Lot tab allows us to show these homes in a search radius of at least 20 miles. This means that your products aren’t tied to specific addresses and buyers shopping nearby can see what your sales center has to offer!

Does your dealership service a larger area?  Just tell us by upgrading your account.  You can arrange for your homes to display 30, 50, up to 80 miles away. (Note: If you have always been near, but not in, a large city, now you can put your product in the key city searches – you control the areas where your homes appear.)

The new tab only shows homes that are located on sales centers.

Higher Search Placement.

In most cases there are far more sited homes than dealer lot inventory. So it makes sense if you remove 70% of the competition, you are going to place higher. Page three results might now be page one, and page one might move to the top of the page.

Better Customer Alignment.

On dealer lot homes can be some of the most, or the least, expensive homes in an area. Expensive dealer lot homes are costly because they are new and have upgraded features, not that they are on a golf-course. Inexpensive homes are repos and trade-ins, not in an undesirable park. In either case, by breaking these homes into their own section we align the customer’s assumptions with the product they are looking at. If the shopper already knows all these homes must be moved, then they can make the correct adjustments. This improved alignment is critical to converting shoppers into qualified prospects, and eventually sales.

How to Have Your Homes Display on the On Dealer Lot Tab

You have three options to maximize your listing power. These options will work individually, but when used together you get a multiplier effect. This is a case where 1 + 1 + 1 = 20.  Or more.

  1. List your entire dealer lot inventory. New homes, repos, trade ins, everything. Make sure you have listed an option for every budget and delivery schedule.  When you enter the address choose “On a Dealer’s Lot” from the Location menu.  Note: The home’s address must be the same as the Retail location’s address or the home may not display in search results.
  2. Upgrade a selection of homes to Premium. Premium homes display on the first page of search results, so make sure you present options at different price points on the first page.
  3. Extend the reach of these listings by upgrading your account to broaden your Market Service Area. This final marketing multiplier is shown in this example. This Pro account is located near Orlando.  Their Dealer Lot homes would show out to Kissimmee, Apopka, and Sanford – see the blue box.  Now let’s crank up the Multiplier effect. Upgrade to a Pro+ Silver.  The gray box is 100 miles across and your reach extends from Port Orange and Palm Bay on the coast, to Winter Haven and Lakeland in the interior. And for the top-level Pro+ Gold which is 160 miles across (outside gold box) your reach extends across the entire area in the example, including Tampa and Bradenton on the west coast, to Fort Pierce and Daytona Beach on the east coast and including as far as Gainesville and Orlando in the interior.  Here is how to set your Market Area:  just log into your account and select Update Your Account Information.  Click the Market Area tab and choose your option.  Have questions?  Give us a call at 800/397-2158.  We are happy to assist.
